The median list price in STEVENSON RANCH, CA this week is $779,000.  The Market Action Index has been trending down lately, while inventory and days-on-market are climbing. The trends imply a weakening market.


Stevenson Ranch Housing Supply and Demand

Stevenson Ranch home sales continue to outstrip supply and the Market Action Index has been moving higher for several weeks. This is a Seller's market so watch for upward pricing pressure in the near future if the trend continues.

The median list price in STEVENSON RANCH, CA this week is $866,950. Inventory and days-on-market are both trending higher recently. However, the improving Market Action Index implies some increased demand will temper the negative trends.
 
Supply and Demand
Market conditions have been consistently cooling in the past several weeks. Because we're still in the Seller's zone, prices have not yet begun to drop. It may take a few more weeks of slack demand for prices to reflect and begin to fall. Expect prices to fall if the index persistently falls to the Buyer's zone.

Santa Clarita Pre Foreclosure and Bank Owned Properties For Sale, Did Prices Stabilize? A Year In Review 2009-2010

You may have noticed we have reached historic low levels of inventory the past several months here in the Santa Clarita Valley, as of today there are 660 active listings, when in a normal market we have anywhere from 1500-2000. with these number it's our opinion the government/banking institutions created a seller's market. They are taking advantage of a basic supply vs. demand market by cutting off the supply, releasing very few bank owned listings and taking extensive time to approve short sales they have slowed the decline of property values. You can clearly see that President Obama's pressure on the banking industry to streamline loan modifications and short sales is starting to take effect with some banks. If you look closely at my statistics you will see home prices have gone down but some areas are on the rise. It will be interesting to see how this year, 2010 will unfold. How much more will properties loose their values?Will interest rates stay below 5.5%? Will the market be flooded with bank owned properties? Will the banks be more cooperative with short sales, streamlining them? How much more will properties loose their values?


This is a constantly changing housing market, education is Key. As potential buyers or sellers these numbers help you to understand what the price ranges are for bank owned and short sale properties for sale. There is a big misconception when it comes to bank owned properties (foreclosures) and short sales (pre foreclosures). Many are led to believe that there is a fire sale going on, that the banks are giving deep discounts. Banks at this point are in the business to minimize their loss severity, they want to see offers as close to fair market value as possible. In some instances there are listings that are generating multiple offers which results in a higher sale price. Here is where an experienced agent can guide you with these purchases.

Has California's Housing Market Seen The Bottom Yet?

I gather information and statistics from several online sources, in an effort to balance opinions and find the truths of how this housing and economy mess is really going to impact Buyers and Sellers here in Santa Clarita, Ca. I also believe every action has an equal and opposite reaction, meaning opportunity will blossom from this mess. However the housing market hasn't bottomed out yet. For the third quarter, the closely-watched S&P Case-Shiller national home-price index fell 16.6%, and experts are predicting further declines. Of the top 100 markets, numerous California cities were ranked high amongst the 10 with the worst forecasts.

1. Los Angeles
2008 median house price: $375,340
2009 projected change: -24.9%
2010 projected change: -5.1%
The median home price in the L.A.-Long Beach-Glendale metro area is projected to fall nearly 25% in 2009 - the biggest drop in the country.

2. Stockton, Calif.
2008 median house price: $248,050
2009 projected change: -24.7%
2010 projected change: -4.0%

3. Riverside, Calif.
2008 median house price: $256,540
2009 projected change: -23.3%
2010 projected change: -4.8%

4. Miami-Miami Beach
2008 median house price: $293,590
2009 projected change: -22.8%
2010 projected change: -6.4%
Miami will be nursing the hangover from its epic building boom for years to come. After falling 22% in 2008, prices are predicted to plunge another 23% next year.

2009 projected change: -22.2%
2010 projected change: 2.3%
