Santa Clarita Short Sale Agents



Avoiding Foreclosure through a Short Sale has become the standard practice Realtors are using in today's real estate market. Jennifer and I started helping struggling homeowners in Santa Clarita in the end of 2006. After recoginizing the real estate bubble was going to break, we began to seek education in the default services industry to set us apart as Santa Clarita Short Sale Agents. We realized the sub-prime lending that had occured was going to create a downturn unlike any this country had seen before and that millions across America were going to loose thier homes to foreclosure.

In 2007 we attended the Short Sale Genius seminar, which provided education on the short pay/short sale process according to Lee Honish, former head loss mitigation supervisor for IndyMac Bank prior to its government takeover.

As Santa Clarita Short Sale Agents we were very succesfull helping our clients avoid foreclosure by implementing his treachings. As the market began to colapse and the government took drastic stimulis measures in a attempt to stop the free falling market, Alex Charfen created the the Distressed Property Institute and the CDPE designation. Jennifer and I obtained the CDPE designation from Alex personally in 2008. The course curriculum contained critical information Realtors need to verify valid hardship, avoid fraudlant scams and successfully negotiate short sales.

By then the government was scrambling to interviene to keep already struggling homeowners from being victimised again by fraudulant real estate scams. Making Homes Affordable was created and HAMP Home Affordable Modification Program was launched. MHA has progressed and offers homeowners viable options to avoid foreclosure. Jennifer and I recommend our Santa Clarita clients Speak With an Approved Housing Expert, to learn about options that are available to prevent a foreclosure.

In 2010 Jennifer and I obtained PartnerFirst's, Pre Foreclosure Specialist Certified designation, while at this training I had an opportunity to display my extensive experience, at which point the owners of the company hired me to become part of their training cadre. The company works hand in hand with Default Servicing entities. PartnerFirst's curriculum includes the Pre Foreclosure Specialist certification, HAFA certification and Fair Debt Collection Practices Act certification.

As you can see Jennifer and I believe in education, its instrumental in today'short sale market. Can the Hardest Hit Fund Program help you avoid foreclosure?

Are you qualified for assistance from the Hardest Hit Fund? 


The treasury announced that the Hardest Hit Fund® in 2010   has provided more than $7.6 billion in aid for homeowners in states hit hardest by this  housing crisis. State housing finance agencies have used this fund to develop programs in an effort to stabilize local housing markets and help homeowners avoid foreclosure.
 
The Hardest Hit Fund program compliments the Making Home Affordable Program, however it's not limited to homeowners eligible for Making Home Affordable.
 
Hardest Hit Fund programs are managed differently state to state, but may include:
  • Mortgage payment assistance for unemployed or underemployed homeowners
  • Principal reduction to help homeowners get into more affordable mortgages
  • Funding to eliminate homeowners' second lien loans
  • Help for homeowners who are transitioning out of their homes and into more affordable places of residence.

Short Sale and Foreclosure Education | Santa Clarita Real Estate Specialists



In this  segment of short sale and foreclosure education, we wanted to clarify the definitions associated with foreclosure. Loan Modification Denied - Short Sale to Avoid Foreclosure - Mortgage Debt Relief Act


 
             Short sale to avoid foreclosure after loan modification has been denied

In 2007, the Mortgage Debt Relief Act was passed in an attempt to help millions of homeowners who, due to the housing crisis and economic crash, became upside down on their mortgages. The act helped homeowners, who completed a short sale, avoid paying tax ramifications on the shortage, which is considered taxable income.  

The Mortgage Debt Relief Act, however, was only intended to be a temporary solution, which is set to expire at the end of 2012. There is a bill in Congress that would extend it, but it is unclear if it will pass. For distressed homeowners, this means that time is limited to take advantage of this program.

According to the governments Making Homes Affordable HAMP (Home Affordable Modification Program) guidelines, homeowners who don’t qualify for or have failed to make payments during a trial modification can utilize a short sale as the next viable options to avoid the sting of foreclosure.

 
MHA’s, HAFA (Home Affordable Foreclosure Alternative) program is streamlining the short sale process. Currently short sales are being approved within 45 to 50 days. Many lenders have mimicked HAFA with their own internal streamlined short sale program for borrowers who don’t qualify for HAFA. We have even starting seeing traditional short sale approvals with cash for relocation assistance.
